The person who lives there might not be the person who bought it. Could be a renter or someone else, for instance. Just because someone lives in a house doesn't necessarily mean that person is the owner of the house.

Correct.  We owned rental houses so if someone looked up property records, it would show DH and I owned the houses but not who lived there.

of course you can. I became very friendly with the buyer and family who called me several times to do some measurements in the house and if  I wanted to leave them any furniture or anything thing else.I knew right away who the buyer was from the agent.

@heart of savino

It's pretty obvious that the OP is NOT the seller, just too nosey.

You never know how strong you are until being strong is the only choice you have.

Re: Real Estate Question ...

If I were getting a new neighbor I might wonder who they are but I certainly wouldn't call the realtor or anyone else. That just boggles my mind.

Just an FYI, not only can you find out the names of the buyers post closing, the purchase price is on the deed. Anyone can find out what you paid and if you got a mortgage that info is also public record.

Even a deed that has a $1.00 consideration has a form attached with the pertinent information.

It's all out there for anyone to see.  About 30 yrs. ago there was an older gent in town who regularly went to the courthouse to see how if so and so had a mortgage and how much it was.

Exactly...and then there are corporate-owned or rental-company-owned homes, too, where there is more than one owner of pieces of properties. For instance, there are several homes and apartments owned by a big national burger joint in Aspen, Colorado. The people who work at the burger place don't make enough money to afford to live there so the company bought housing for them and give them affordable rates...that's the only way the burger joint could keep or even find their workers.

Re: Real Estate Question ...

This is somewhat off topic. It is about real estate, tho.

Our home is on the market...

I've been reading that sometimes the seller will pay the buyer's closing costs. ( or partially)

I'd like to know what others think about that idea.

TIA.

Re: Real Estate Question ...

Buyers names and addresses are on the offers presented to me for homes we've sold.  Note sure if there's anything in print on that offer form that says I'm not allowed disclose that to anyone else.

But I've had neighbors say who is buying their house before they actually settled on it.

I'm sure all most of us have.

Maybe OP is being nosey.

Perhaps the OP has dealt with someone who is considered a threat to her or her family.

There are posters on this thread who've spoken about hearing gun shots going off in their neighborhood.  Why not wonder who may be moving in?

As far as an OP not returning to the thread, is that one of the posting standards?

I'm never one to sit on the edge of my seat waiting for a response from a poster here.  If I have to unload the dishwasher or sort colors from whites---I'm going to do it.

Don't overcook the pasta and blame me.

Re: Real Estate Question ...

@masque  I haven't done closings in years but from what I remember a seller assist is just on paper. If you are selling for $200,000.00 and there is a seller assist of $7,000.00 the price becomes $207,000.00.

It is a debit to the buyer and a credit to the seller  at closing. It helps the buyer with getting fnancing and it is less money they have to pay for closing costs. You do not physically hand them $7,000.00.

We had them occasionally when I did closing paperwork and 9 times out of 10 it was for buyers who, in reality, could not afford a house.

It was not done all the time in the area where I lived and worked.  I think in some states it is a common practice.

I guess it's probably a better idea to ask for cash only buyers, if the seller is in a hurry to sell.  If that's possible and/or legal in a state.

No use in wondering and waiting for future non-cash buyers to officially qualify for a property loan.  It could take several months.

I've learned something here.

It doesn't take months to qualify for a loan.

Most people need a loan to buy a home.  You cannot ask for cash only buyers.

@Bri369, you´re right. My sister is a Mortgage Broker and her closings take about 15 days. She gets all the informnation at once whereas some Brokers ask for the info in stages. Don´t know hy.

Re: Real Estate Question ...

@CrazyKittyLvr2  Thank you for the information. Don't think I'll mention it to the agent at this time.  Have to find a buyer first. Woman Happy

Re: Real Estate Question ...

@masque  you don´t  have to mention it to your Agent. The buyer and her Agent will be the ones to ask, sometimes for a percentage or the full amount. It will be a part of the contract and you don´t have to agree to the full amount.

We flip houses and we have done that many times and sometimes we increase the amount of the sale ( with the agreement of the Buyer) and it only adds a few dollars more to the buyer´s mortgage.
