@masque All of this talk has just reminded me of why I retired. When I started it was fun. Closings were mainly local banks, closing docs were an 8 page mortgage, a 2 page note, HUD form and maybe 3 other docs.
When I left 20 yrs. later, it was mortgage companies, some I never heard of, and the mortgages packages were well over 120 pages. Instead of getting docs the day before via FED EX they started emailing them. Sometimes the people were there for the closing and we were still waiting for the emailed docs. Then you have to go over them to make sure they have the names correct etc. People don't like waiting. It was ugly.

@masque - I sold my home a few years ago and there was no way I was paying someone elses closing costs.
They also wanted to store their belongings in my house (my items were already loaded on the moving truck) because they didn't want to pay extra $$ for storage. Meanwhile it was their buyers who created the whole problem. I would not let them store anything because if something happened, I did not want to be held responsible.
I met them a couple of times - not that I wanted to but because they were stalking the house at the top of my driveway, lol.

Hi @Sage04 Thank you. If it's just going to add a few $'s more to the mortgage, it hardly seems worth it. That's how I see it,anyway. (surely could be wrong) I was thinking of a nice cashier's check. Yikes, wrong again. I appreciate you and @CrazyKittyLvr2 taking the time to explain it.

I guess what I meant is that sometimes the potential buyers haven't yet sold their homes. It could take a couple of months.
I guess that what I also meant that it's probably a good idea to accept a cash only offer.
Quicker sale and move-in, I'm guessing.
That's if the seller wants to move out in a hurry. Some sellers might need more time.
'Oh, well', wishing all sales and purchases good luck and smooth transactions.

There are many different closing costs, and it can be customary in a particular state or locality as to which party pays which costs. For example, the custom is different in Maryland than it is just over the Potomac River in Northern Virginia---both areas being suburbs of Wash DC.
In the end, however, splitting or paying these varied costs is something that can be negotiated between the parties, and as long as no laws are broken, just about anything goes in real estate if both parties agree to it.
It's important, however, for the lender to agree with any splitting of costs, because the seller might pay so much that the buyer is getting too much help in qualifying for the purchase.

@masque, it´s worth it . You would get exactly what you should. It won´t affect anything and it would only work if the Buyer is approved for that amount.
Last year a Buyer expected a Bonus from work but it was not enough. A week before closing she informed us that she wouldn´t have enough for closing so we increased the price of the house for which she was qualified for. It´s either the Seller gives a certain persentage towards the closing or increase the price.

Sure! There are 2 mini-sheds on the side of the house.
For the last few years when I've walked past that house, I've always wished I could get 2 sheds like theirs already assembled.
Well there they were --- and the house was vacant!
I should've asked the owner WHEN the house was up for sale but I didn't think about it.

I didn't ask the agent for any contact info.
I just told her I wanted to buy the two sheds that were on the property.
She never called me back.
