Many thanks di-mac ! We had another showing today that went very well, we were both in the sunroom the entire time. It seemed to be a completely different vibe, still home, but we had no contact at all. I guess we will have to see what happens. Thank you for dispensing your professional advice without an attitude!
PS The advice about not calling the agent on the sign....I never knew that and it makes perfect sense now. Correct me if I am wrong, if there is dual agency which is not the best way to go I understand, then it would be in fact the agent on the sign that you would purchase from. Correct?

It continues to be obvious here that people do NOT understand the various types of disclosures required in their state by laws pertaining to real estate.
Sellers' agents must have buyers sign a form acknowledging that they understand the limitations that the seller agent has in serving the purchaser. No negotiating on behalf of the buyer, ability to only perform a limited array of "ministerial" acts to shepherd a transaction if that's what the buyer wants, maintaining confidentiality of the designated client (buyer or seller), etc.
Buyer gets the same type of disclosure when beginning work with an agent---meaning the duties of an agent exclusively representing the buyer.
I realize this might seem complicated to some people, but to those who have had experience in real estate over the past 20 years or so, it's pretty simple.
If in doubt.......ASK QUESTIONS LIKE A SMART CONSUMER!!! Don't generalize across state lines and state laws, and look out for your own interests in an intelligent way.
Meanwhile, don't walk around thinking negative thoughts about the business of buying or selling a home.
It is a business. If you're going to be in it, try to understand it. Even dual agency--where allowed by law-- seems to be OK with some consumers once its limitations are explained and agreed to.
Both parties sign agency disclosure forms..........there shouldn't be any ignorance.
Ask for those forms upfront before disclosing too much information, in case the agent you meet doesn't discuss agency representation--but only once serious discussions begin about a property for sale. (Just saying hello to a buyer at an open house does not constitute a serious discussion, by the way.)

And then there was me, and my house. Unusual property, unusual seller. Well, unusual buyer, I guess, too.
We broke all the rules but I got what I wanted and the seller relinquished something that was very special.
I bought the home "as is" and he made a little parcel. But yes, we all knew what we were in for. I met him on site, as that is what he wanted. All of us involved in the transaction held our breath until the closing was done. Then he took his time getting everything out of the house. Oh well. Some things are worth it.
