I would suggest you look at noise and up keep.

Hard flooring is loud and wood has to be re stripped and refinished from time to time, with a lot of dust everywhere-walls, furniture... it also shows scratches.  Additional area rugs increase costs.

Carpet is superior for noise reduction but will need to be replaced about every 15 years.

@Twins Mom   Took the carpet out upstairs and put in hardwood.  I don't cover them with rugs. Just bare floors.  Love them, easy to keep clean.  Carpet holds dirt, odors, etc.

Downstairs, we had the original "Pergo" which took a beating after 19 years.  Not durable. However, three years ago we installed commercial grade LVP.  NOT from Home Depot or Lowe's, but a commercial floor dealer. It's beautiful and durable. Why do I know that?  Because I have grandkids who visit and run all kinds of toys and trucks all over this floor and we drag furniture across when rearranging and not a scratch.  We are unkind to those floors, but that's why we didnt get hardwood downstairs.  Hardwood scratches easily and  cannot take high traffic.  As others have said, installation on any floor is critical.

No rugs downstairs either.  Floors warm in winter downstairs and upstairs.  

As far as value, we have 2 million dollar homes here on the beach or bay.  When advertising on the realtor website, they have LVP and tile throughout.

@amyb  Thank you!  But it is not vinyl its tile. I just preferred the beautiful tiles the store had over the vinyl. It seemed more solid & durable.  I just couldn't get into the vinyl. They had so many tiles that looked as good if not better than real wood.

@Lucky Charm I am thinking about getting a mat for the sink stove fridge area to protect my wood floors.  Do you have any recommendations, pros and cons of the different types of materials?  I was thinking about an absorbent material with a waterproof backing.  Does that makes sense?  Or just vinyl?

@Twins Mom I don't understand why the door frames.would need replaced due to the height difference in the flooring. If you have an oscillating tool, the door bases can be measured to match the new flooring, marked and cut off at the bottom with the oscillating tool. You will never be able to tell it has been cut. Those tools are very simple to use and relatively cheap to buy. Amazon has them, they even make cordless, battery operated ones. Just an FYI. You can set the depth of the blade so it just cuts the door frame and nothing else, also works great for base board, all trim and woodwork. Good kuck!

Hard wood flooring is NOT loud. I had my floors refinished 8 years ago, and they still look new. NO problem with dust and EASIY to clean .Would NEVER have carpet. It can be cleaned, but stains ALWAYS come back, and carpets need to be vacummed frequently.
