Had a technician come out to inspect roof.  We've seen 2 shingles popped up.  He found 2 other small areas, nothing real bad.  It will cost $644.  This is the third time I've used this company, he's local and lives in my neighborhood.  First time was $150, second time $350.  All the same size project.  Asked about his best guess for a new roof and he said $25k-$30k.  We asked last year and the guy said $15k.  The technician today said there is already roofing supply problems.  Not sure if that's true or not.  Only bright side is that he said we have another 3-5 years until we probably need to replace.  We were going to do it this year but now may wait another year.

Next year when you ask him he will say $35-$40K. It's only going to get more expensive....

That seems like a lot for a new roof. Is there something special about the roofing materials that makes it so expensive?

We do have a lot of pitch to our roof.  The tech already said their is a supply issue with the roof we have now and they're experiencing supply issues in other areas too.

I would get a few more quotes. Unless your house is 4000 sq ft + I would not pay $25-$30k.

There was a shortage due to covid just like most things. It is getting better so don't let your roofer tell you there's a shortage.

We had hail here so the roofers are busy. Still waiting for our Insurance Adjuster to come by. He had to cancel on us due to rain. Supposed to be here Thurs.

We had to do ours last year, it was $25,000 and I almost fainted at the quote! But they stripped it down to the plywood and found issues, removed the damaged wood and replaced it. The entire roof was done, that encompassed 5 roofs and the house is 35 years old so I guess it wasn't all that bad. We considered doing a metal roof but they do not remove the damaged areas just put the metal roof over the existing roof, so we didn't consider it. I think they were 30 year shingles. It took them 3 days and I did not even find a nail anywhere when they finished up and left.

Get more quotes. We had ours done 2 years ago for a 2 story 2100 sq ft house and it was $12,000. Our neighbors had theirs done last week and it was in the same neighborhood. Took the old shingles off, laid new under layment. Done in 2 days.

Had ours done last week as well as two outbuildings and a separate covered patio.  The pitch on our home roof is quite steep which does affect the price according to our roofer and insurance adjuster.  Total cost was $33,000.

Last September I had a new roof installed. My homeowners insurance would not renew my policy. The roof was 20 years old and in good shape, no leaks or missing shingles. When it was first installed 20 years ago, it was guaranteed for 20 years.

I called several roof contractors for quotes and each one came out to inspect. It was in excellent shape.

I decided to go with the one who was more expensive, but also was local and in business here for 40 years.

The quote was for under 13k.

When the crew started tearing down it was found there was no plywood, none. Our county inspector came out twice and rejected, unless I had the plywood.

The final bill was just under 16k. Of course there was other things which needed to be taken care of.

Plywood is very expensive! 
I was given videos of the roof replacement in real time.

Labor isn't cheap.

The old roof had slats, no plywood.

 

My house is 1350 square ft and 60 years old.
