Kachina  Boy, If I am buying a place i sure want to hear all about it from somebody who knows it as opposed to listening to somebody that had been there all of 5 minutes. This as I mentioned in my post was one of the terms, we are home. Of course we stayed out the way, never said a word. It was weird and I think there is quite a bit of uncalled for pretentiousness in this field.You bet I have a concern, we dont want to get sued for not telling people things they need to know that I know the agents arent talking about because they dont even know. When people cant even introduce themselves I have a problem. You made very derogatory assumptions in your post that seem to be coming from a personal place.

Exactly Sunshine . They  havent made an offer just came in and acted snooty, I 'll get over it no biggie. But when there is no comminucation it isnt going to bode well for anybody. I would do more harm than good because I would tell them everything up front and then the disclosure would follow an offer.  They want disclosure NOW. I dont feel it is appropriate at this time given the scenario.

TY  Sissel, yes we have done all that. I would nt be uncomfortable if they said things about the place though, I like open dialogue.

I am not out of line, what a remark. One of the agreements we have with the listing agent is that we are going to be home. I cant go into all the details but there are reasons most logical people that arent hiding anything would understand. If she didnt like us being home she shouldnt have taken the listing.

State law   dictates disclouse  only prior to final sale, not to  people walking through and no offer.  it all starts with dialogue, incidently we were not told many things when we bought the place. We were given disclosure right before the SALE.

Millie...so many good questions here thank you. She wanted the lockbox, it makes no sense to me since we are home and showings are allowed on certain days only, but i went along, even though I dont like our key hanging on her sign as we have had break ins on cars lately. There have been no open houses to brokers, that would have been a great idea.

the reason for that could be because you dont wish to leave your home for showings.

@Thebig I, I think you're missing the point that many of us are trying to make. You asked for opinions and you're getting them, but you apparently don't want to hear them. There should have been a realtors' open house, but since there wasn't, you are assuming that the realtor didn't discuss your home (and you) with other realtors in the office. I'll say it again - it is not your job to get involved to answer questions, point out what you've done to your home, or in any way be involved in a home sale when you have signed a contract with a realtor. Every issue (good or bad) needs to be in the written disclosure, and word of mouth (by you) is not a good idea. Obviously you don't want opinions from those of us who have bought and sold many homes over the years, so I'm a bit confused why you asked in the first place. Good luck to you in selling your home.

A lockbox holds the key to the home, the home we are in, and can open the door. They dont really need to go through the hassle of getting the key out. Unless they prefer to.

You will not like what am am going to say.

 

When you hire a real estate agent to list your house, you must let the agents sell your house.  You need to stay out of it.

 

ideally, you should leave when the house is being shown, or if you must be home, sit down in one room and stay there.  Do not follow the agent or the clients around.  If they have a question, they will come and ask you.

 

you might hear negative comments from the buyers about your home, in fact you are very likely to if you are home.  It is not unusual for buyers to be vocal about what they hate, what they want to change, etc. and still be very interested and even make an offer.

 

When you list your home, it is very likely that the listing agent will not be the person to actually sell your house.  You have hundreds of agents that are able to show and that is a good thing.

 

Your agent should have notes on the MLS stating that the owner might be home for showings.   Because your home is occupied, no agent should just knock on your door without an appointment.  You should receive a call first.

 

Your agent should have explained to you that you in no way shape or form follow the agent and the buyers as they tour your home. If she didn't, she will probably get feed back from agents who you did follow around and she will get around to telling you. 

 

You are chasing the agents and buyers away by making them feel uncomfortable.  

 

If you do not want to stay out of the showings, sell the house on your own.

 

I hate to be so blunt, but your house will not be an easy sell unless you "disappear" during showings.  Do not interact with the buyers, unless they ask you a question.

 

Please fill out the disclosure form.  It is important.  Why haven't you done that yet??

 

if you want to do something to help.  Write down all of the information you want the buyers to know about your home..the good, the bad and the ugly and the required legal information on the disclosure form. That would be a great help and possibly help to sell your house.  I would not even attempt to show a house unless I had that disclosure form in my hand.  No one is going to make an offer without the information on the disclosure form.

 

And yes, I do have a real estate license.

@Thebig I.  My personal place on this topic was with the last home I sold.  Many times I took myself and 2 dogs and left so the house could be shown.  One late afternoon an agent called and said he and a buyer were in front of the house and asked if they could see it.

 

I decided since they had not made an appointment, it was late, so I wasn't leaving.  The buyer, a young teacher, and her mother looked at the house while I piddled in the kitchen and chatted with the agent.  I didn't offer any comment to the buyer.  Guess who bought the house?

 

I think everyone who ever sold a house has been told to leave during a showing; it's standard procedure.

 

If you don't want negative comments here, don't ask for opinions and don't argue with them when you get them.
