Those fiberglass shower/bath surrounds reach the point of no return quickly.  If it's going to be a rental, and you're not sure how fussy the renters will be (house cleaning-wise) you may need to be prepared to re-do the shower a second time when they vacate.  You do reach a point where the soap scum builds up and the shower just cannot be restored to a decent condition for the next renter.

I would go with option 2, tile.  

 

Those plastic surrounds are cheap looking.  If the renters don't clean them or damage them, then you have to start all over.  Tiles are pretty indestructible.

I have no desire to be a landlord so if I didn't choose, for whatever reason, to live in the house, I'd sell it.

Tiles are more sturdy, long term.   

 

Although, make sure you have a very high security deposit.
