I would sell it with just the new owner paying the fees, no extra money.

I know people that have extra timeshare weeks and they rent them out to cover the maintenance fee & usage expenses for the week if they are not going to use it.  They even have an overlapping week in case their kids go the same time as them and if not then it's rented too.  Believe they have all contracts & paperwork done through the management office so renter knows it's legit & will have an actual unit when they arrive.  At least it pays the maintenance expenses.
