I think the ususal commission is about 6% -3% to the listing agent and 3% to the agent that sells the house. So the seller knows that they will have to pay the commission and probably knows that the buyer will want to offer less than list price.
My question is for those who have sold home or maybe a realtor, is there a rule of thumb of what percentage to mark up the price from the price that you would actually sell for. I would think the seller has to build in some amount knowing that the offer may be below asking price. I realize that some sellers get their asking price and some actually get more than asking price. I know that some buyers want other consessions like closing costs, new carpet, etc.
