The people viewing your house would be better suited to build their own "custom" home from the ground up.

Boy, I feel for your situation, @Abrowneyegirl , and hope you get your house moved soon. The beginning of spring usually seems to augur a better sales climate, so perhaps a good offer is around the corner....

DH, our children and I moved fairly frequently. Sometimes we moved because my husband was transferred by his company, other times we were moving up to better homes. We are in our 8th house, that is not counting rentals. I thought I understood how buying and selling houses works until I became a broker!
The silly reasons people didn't like houses shocked me. Mostly they were easy cosmetic repairs such as painting! I spent hours and hours researching the market, then drove around to show the buyers what I found. Although, I was able to sell some houses in my short career, it was not worth the aggravation. I quit!

Several months ago we sold a second home we had owned for almost 20 years. It took nearly 6 mtns and several price reductions to sell it ( former next door neighbor offers $80k below list; realtor didn't even write it up). We doubled our original investment, so we should have enough to pay off current home.

Each sale we learned something new so here goes...
1. Have your agent put in your listing's notes that you only want already qualified buyers to have a showing.
2. Tell your agent to speak with the showing agent about what the features of your home has to offer, such as 2 story, handicap accessable, etc.
Some buyers just look at the price or the neighborhood and ask to see everything. Their agent Should help them narrow down the homes that have what they want but some agents just show everything hoping they will make an offer. I think the agents like to see what all is on the market so they don't mind waisting seller's and their time.
3. Request feedback! It sounds like you are getting that which is good but there's nothing more frustrating than getting ready for a showing and then waiting around for their opinion.
4. Are you buying another home? To all buyers who don't want to bring a lot to closing ask the seller to pay for all closing & prepaids. We are VA and always ask for this and have bought most of our homes with no money down.
5. Most realtors like to do open houses because it brings in buyers. I asked a long time agent we had how many homes he had sold on all his years of open houses and his answer was 1.
Good luck to you and all who are in this situation. A movie you may relate to is called "5 Flights Up" with Morgan Freeman & Diane Keaton. Enjoy!
I love that movie 👍🏻

I did say to DH the other day the next time a buyer says something about SS appliances I am going to look to have the appliances at the new house (SS) swapped out for the appliances at this house (floating black glass). The black glass is much more pretty and expensive. LOL
For those not familiar with black glass

Cleaning is a dream.
That’s a great idea, switching them out...I love the black glass, very pretty, I’m so sick of my always dirty looking stainless steel🤪

Don’t focus on such things. If the realtor tells you that something is hurting resale, listen. Otherwise, ignore comments from lookers, which may simply reflect their own tastes, good or bad.

You have every right to rant. Get another realtor. He should know better. Too many people going through.

Same reason my brother in law quit. He went and got his appraisal license. It’s reliable income also compared to RE. When he sold our house he said he would of kept doing it if every transaction was that easy. He kept his license just for backup or if friends and family need his help.

It has to be frustrating when the complaints are thIngs they easily can change or read in the description of your home. Yes, the right buyer is out there.
