I read this with a smile on my face- When I bought my house, my water heater (which is crazily located in an upstairs hallway, OVER my living room!)was so full of sediment, that it used to sound like gunshots upstairs!

Since I sell commercial utility trucks, I know a lot of plumbers, so i would talk to them bout it, and most said that once it got like that, it was too far gone to be drained, and should be replaced..

Fast forward about 6 years, I FINALLY replaced it, worried that if it "went" my whole living room ceiling would go with it- It was rather expensive, cause it i was a 60 gallon, so I asked my plumber, "So, should I call you every year to drain and maintain it?" He said, "Look, you can do that, and I'll charge you about $100 a year to do it- but in about 10 years, you will most likely need a new one anyway, so you might as well just save the $100 every year, and use it for the new one!"..

I was kind of shocked, but you know...it makes sense....

Hello garmer...........the carpet in the hallway was soaking wet........and the more I walked on it I was spreading the water.....so my landlord told me to stay somewhere else.......they put in two fans that blow water on the floor..........the pad was drying last night when I checked..........since my hot water tank is in my hall way to go to the bedroom or bathroom or kitchen I would have to be on the wet carpet so they said it was best to leave and not be on the carpet...........so I turned my air first to 65 and then yesterday I turned it to 72 I think. I will go back later today and see how wet the carpet and pad is.........then after they decide when to pick up the blowers they will have someone come in and put the carpet back down..........I did not know that raising the heat level would cause one to shorten the life but that should not matter.........he said he set it to 140 but I am going to let my boyfriend look at it because I like hot water and it is not hot at 100 degrees and it seems the hotter the water the longer I can stay in the shower. I will try taking a bath with the new hot water tank.........that would be nice because it has been 11 years since I have had a hot tub bath at home......only showers.

100 degrees isn't even HOT for hot water! Most dishwashers need at least 130 to 140 to even clean properly..that is certainly NOT too high- and of course,ALWAYS be careful when dealing with hot water, scalds and burns can happen quickly, but remember, you aren't supposed to use only HOT water exclusively, you should always use a mix of hot and cold....

It's her friends brother, who's 10 year younger than RRR, lives 4 houses down, and has the 7 year old son. Is this relationship reciprocated? or he is buttering her up because school starts soon?

I would be concerned about mold growing in carpets that haven't been properly dried.

In all actuality, they should be replaced since they got wet, carpet and padding, that is.

Was Yuban, then changed to Plaid Pants due to forum upgrade, and apparently, I'm back to being Yuban.

It's not the tenants responsibility to perform maintenance on any part of a rental unit. The owner of the unit or maintenance workers hired by the owners should be doing that maintenance. When I rented, in was in my lease that I would be notified when routine maintenance had to be performed and would be given 24 hours notice to allow a maintenance worker access to the unit.

It depends on your lease. In the apartment buildings my company managed tenants were responsible for basic maintenance of AC filters, maintaining drains, appliances, filters, etc. Structural, plumbing and electrical maintenance was handled by the company and advance notice was given if it was not an emergency.

Draining a hot water heater is not in the same arena as changing the AC filters and not something I as an owner or if I was a property manager would want just anyone doing. It's a disaster in the making.

He should have insurance.

I had our hot water tank bust and it went all over my daughter's room walls etc. I turned it in to the Insurance. They had a company out within a couple hours ripped carpet up...cut out half of the wall as it just absorbed at the floorboard and went up..

They replaced EVERYTHING...floor..sub floor carpet etc..

drying it out with fans..huge industrial grade they did also..but then replaced everything..

I cannot believe this landlord told her to go stay someplace else for a couple days...that sounds like good advice with the exception HE SHOULD OF PAID FOR IT..not having her find her own alternate living plans.

R&R--I sincerely hope everything works out for you in a really timely manner. Please be on the lookout for any mold that may have developed during this time. Mold can be deadly and it just loves water.

Life in the Channing household was great, sorry to hear you are having problems.
