Exercise regimen . . . where do I start?

I am 60-ish and way out of shape. I have to lose about 40 pounds and I have no flexibility. I work full-time in a high stress job, and when I get home, my routine is to wash my face, change my clothes, eat dinner, and hit the couch for a night of TV. I feel as though I'm too tired to exercise, even tho I have a treadmill sitting in my sunroom. I KNOW once I start walking, either on the treadmill or outside, I will feel worlds better, but I just can't seem to take that first step. Anyone else trying to get back in shape and feel better, but just can't start? Let's help each other.
