We have friends from many years ago, coming to visit this fall now.
DH is painting and then we are putting some carpet down, down in one section of the basement that has been passed over for years. I was amazed until it hit me, why he has a sudden interest in a few things. I figured it out, it was that out there for him to be concerned with. I'm a happy camper though, so lesson learned, (if he's like mine), have company coming and get a few updates done. ROFLOL.
Even if they cancel, this will be done. LOL.

I know what you mean.
We applied to get a dog from "Collie Rescue". The President of the group did a thorough house visit before we were allowed to pick up the dog. And he spent another 3 hours checking out the house and us after we got the dog.
We went crazy before the house visit. Even put new curtains up but did not get carpeting. like you. AND we are so happy we did not buy new carpeting. But I have used my Hoover Spot Scrubber, numerous times. When we first got the guy, the Vet had loaded him up with medications, to get him caught up. He had never been to a Vet. And his poor stomach was not handling all the medications well.
So much gets done when Company is Coming. I think that is why I make sure we have Company stay with us about 4 times a year.

I love it. Funny what it takes to get us off our duffs and doing what we should have already done. I hope you enjoy your newly refreshed home and the visit with the friends too.

We fix up around here for ourselves not others. Those who come to visit can take it or leave it as it is. They are , after all, getting a free florida winter vacation by visiting us.

I understand completely!
My son graduated from high school last June, and we began in February making as much upgrades as possible before the big event.
There were so many things on the outside around the property that we had just turned a blind eye to, because of time, and money. Some of the jobs only required maybe $100 to complete, but it was amazing the improvements (and how much more we have noticed after really scrutinizing things) we made with just a little time and money (and effort!).
We have done lots of big things to this house since we bought it (originally it was all new paint, carpet, wallpaper etc.) like new roof, all the windows replaced, all the exterior doors replaced, all the interior doors replaced, the complete septic system replaced, completely paining the outside of the house, new garage door etc. and that is where the money went for years.
Now it is time to see some smaller things that need attention, and it feels just as good to do those things as it does the big ones.
Knowing others eyes will be seeing your space is a great motivator to get things long left undone, completed.

Oh yes! Our family that lives in Australia is coming this summer. We haven't seen my nephew in 8 years and he will be newly married. I already have a million lists. Heavy duty cleaning and freshining up.
New kitchen hardware, patio furniture, umbrellas, flowers etc. There will be 5 guests so beds and bedding will have to be taken care of. And food! Lots to do but can't wait.

Oh absolutely we do! We love to have company and somehow doing it in anticipation of a visit makes it a lot more fun than just painting or doing something because you need to! LOL!! Now why is that? I think it is the anticipation of the good time to be had in the refreshed setting.
It's all part of celebrating, anticipating visitors, and planning the meals and activities isn't it? It's about sharing your best with others. Also, I think it is about taking a look around with fresh eyes and seeing things you might be used that need to be fluffed up.
