Re: Do you live in a mobile home?

[ Edited ]

@qualitygal   My parents purchased a mobile home when they retired.  It was brand new and had a fireplace in the living room.  The park they were in you had to be 35 to live in the park and no children.  It was beautifully landscaped with lots of trees.  I would say it was a cut above the rest as far as mobile parks.  My father passed away and my mother sold it for the same price she paid for it which is unusual.

I forgot to add -- my parents had an eat in kitchen with a built in booth and a small laundry room off the kitchen in a separate room.  Their bathroom was big -- 3 people could be in it comfortably.

My BF has a manufactured home? double wide? Anyways, he couldn't refinance when interest rates dropped, nor would the realtors in our area agree to list it as mortagage lenders refused to consider any prospective buyers for a mortgage.  This was several years ago. I'm guessing the financing is fine if you are a purchasing a new unit.

He has had a rent-to-own tenant for the last 3-4 years. Lately investors seem to be coming out of the woodwork offering to purchase.....I suspect the area is becoming more upscale.

Re: Do you live in a mobile home?

There is a mobile home park about 1/2 mile from my very nice neighborhood.  It has been there for a long time.

Personally, I don't think I could ever live full time in a mobile home.  Heck, I don't even want to vacation in any kind of mobile home or trailer.  I would just get too clausterphobic.  I need space.  I need to go to other rooms.  But that is just me.

@Puppy Lips - Uh.... a mobile home, or manufactured house has, multiple rooms.  Kitchens, bathrooms, living room, bedrooms.

I am not living in one now, but spent the first six years of married life in a 12 ft x 65 ft. single wide mobile home.  I liked living in my mobile home and could live in one again if I had to.

The average price for a new, single wide mobile home in my area of southern WV, is $70,000 - $90,000.   Clayton is the top selling brand here; the homes have house type roofs, open concept main living areas, laminate flooring usually but some have carpet in bedrooms, and most master baths have a separate walk in shower as well as a tub with double vanities.

Mobile home parks are still found in this area; I know of 8 local ones that have been around since the 1960's, and most of those homes are that old.  The newest park in town has homes built in 2000 and up, no old, old ones.  Lot rent in that park is $400 a month, with water, sewage, and trash pickup included.

If I bought a new mobile home today as an investment, set it up on a small lot, built porches and had a nice driveway, I'd have people wanting to rent it before my work was complete.  The key is in finding a good tenant who respects their rental property.

There are retirement parks for those over 55 where the land is owned by the manufactured home owner. They are quite nice with many improvements and many look beautiful on Zillow. These manufactured homes are attached to some type of foundation that is permanent. I believe they are considered real estate if the proper paperwork has been done.

@gidgetgh Yes, I suppose. But the post was about a mobile home.  It can't be too big if it is actually mobile.  My in laws had a motor home when I was dating my now husband.  I went on a few trips with them and quickly decided that that was not something I wanted to ever do as an adult.  My daughter in law grew up in a very small house and I felt very claustrophobic in there.  I guess it is all what you are used to.

Re: Do you live in a mobile home?

I think a mobile home is a different thing than a manufactured home right?

Typical mobile home.

I know they may have evolved since this picture but it seems people must be talking about different things?

@Puppy Lips - there is no "I suppose". A mobile home, or manufactured house, has separate rooms.  Double wides can be quite large and there are even triple wides and modular homes that fit the category. These are not RV's or motor homes you hook up to be the back of your vehicle and take around. They are multi room homes.

A motor home is not the same thing as a mobile home.

The industry I worked in, for 38 years, financed mobile homes at the dealership level.  Several years in, they told us to refer to them as "manufactured houses" instead of mobile homes, because it sounded better.
