Possession of a house is negotiated by both the buyer and seller during contract negotiations.

Normally, at least in our area, possession of a house takes place at time of closing.

When we bought our new house 13 years ago, the builder wouldn't let us even move a toothpick in ahead of time and when we wanted to come and measure for blinds, we could only do it if our realtor came with us. We understood that completely. It wasn't our house yet.

As for selling our old house, we were fortunate that we didn't need that house to close in order to buy our new one. So we moved over a two week period.

But I can't imagine selling a house and still retaining possession for more than a day or two. As the new buyer, I'd never agree to longer than that.

Why is it, when I have a 50/50 guess at something, I'm always 100% wrong?

We had a realtor come in yesterday to get started on getting our current house on the market. He said he was impressed with all we have done to improve the house, how my DH has the yard absolutely perfect. However, my walk in closet has become a depository for a lot of junk I did not know where else I could store them. Well, he did say - you HAVE TO clean up this closet. I think I'll just pack the stuff in there in boxes and ready to be moved, & put them in the garage. This will be my third time this winter to clean out this closet - it just keeps filling up again, and the clutter is all over the floor. The really good thing is - the price he suggested we list at is higher than we expected - considerably higher. I hope he is correct. He has sold several homes in our neighborhood, & all moved pretty quickly.

And if it is, what kinds of things came in to making the decision to buy in a traditional neighborhood this time? Will you have a HOA again?

I am beginning to think ahead to retirement, even though my husband has at least 15 more years to work, and I'm already mulling the whole HOA thing and 55+ for that time in our lives. I think there are positives and negatives to every situation, but if you guys are making the change, what kind of factors helped you decide what to do this time?

@Mominohio Our current home is also not in a 55+ community. I don't see any particular advantage or disadvantage to them. We liked the house we are buying because it is a single family home and NOT a duplex(villa). It's hard to find reasonably priced, new build, single family homes in Fl.

It is deed restricted but no HOA.

If we were moving into a new house and I witnessed the previous owner scrubbing everything, I would still scrub it all - top to bottom - myself. As long as you leave the house as clean as when you showed the house, that is good. Save your energy for cleaning your new home.
