Real estate selling contracts

My understanding is that there is a standard contract that realtors ask sellers to sign before listing the house.

I am pretty sure we signed this before selling our house.

If anyone knows, what would a seller possibly want to modify in that contract? I believe it covers all bases, with the exception of something REALLY unusual.

I ask because my husband's brother (a co-trustee in his Dad's estate) is, we believe, stalling the sale of the estate house yet again. It is going on 2 years, and the guy won't stop trying to hurt his brothers in settling the estate. Even with a court order, he's still doing it.

He is claiming he wants some modifications in the standard contract. We can't imagine what those might be. There's nothing unusual about the house to be sold.
