If you are truly their friend, I wouldn't say "I told you so." Hindsight is great, right? Your friends made an investment in hopes of a payback. That is what you do when you make an investment. Everyone has different comfort levels in what they invest in. In times past, real estate has been a good one. As a friend, talk them into taking the legal route for their own good. We have rental properties, and thank God, have never had these nightmares, but I feel for them. I hope they need write offs because this will be a BIG one. I have a hard time understanding the mentality of those on here who claim that it is unkind to kick out non paying renters. The landlords only owe the tenets a clean, safe, place to live that is not in need of repair. They don't owe them a free place to live. I don't get this bleeding heart mindset, but we better get used to it. It is easy for others to look down on the landlords. Most are people trying to eek out a living so they don't have to rely on government handouts. Not all landlords are bad.
I couldn't agree more with this statement. It's mindboggling really. I wonder how unkind these people would feel it was if they were the ones providing free rent to the tenants.

I am fairly certain the ones criticizing would feel much different if it was themselves stuck with these “renters”

I'd feel upset and impatient. But not to the point where I threw common sense out the window and put myself in legal jeopardy. I'd take legal action and do what I could. Not spin a far fetched plot like a low level comedy Gambino.

Very few people will buy a house with squatters in it.
Why would you pay the mortgage, taxes and insurance for someone else to live there for free?????

Sorry with COVID and life going on I forgot about them. I work in Healthcare so I have bigger problems to think about.
A mutual friend reports that now that the election is over they have no hope of getting these freeloaders out.
They can not sell the home with the squatters in it.
The HOA is threatening action because the squatters are in all kinds of violations, but the homeowners are on the hook.....
They are too far in debt to continue paying the mortgage for the freeloaders. They have a $4500 tax RE tax bill looming that they can not pay.....
At this point, it looks like they will let the rental home go into foreclosure and file for bankruptcy protection.
She said they (the homeowners) are VERY stressed and are not looking well. I feel bad as they are new parents.
At some point, I guess you just have to cut your losses and move on.
