I read somewhere that the "average" cat can understand around 50 words. When I think about my two felines, I can only verify the following list:
-birdies
-din din (dinner)
-brekkie (breakfast)
-eat
-his/her own name
-the name of the other cat
-door
-treat
-skitter (toy)
Perhaps they understand more words, but I feel fairly certain with this list as when I say the word the cat makes a predictable response (e.g., if I say "treat" the cat runs to the cabinet where the treats are).
