I am familiar with southern CA RE.  Illegal immigrants cannot afford to buy houses there, @Wendalzee.  Foreign investors could.

Well, part of the problem is older Americans aren’t downsizing because in some cases it would cost more.

Investors and developers are absolutely skewing the market prices.

many factors at play:

COVID

 

people living longer and staying in their home =

low inventory - its been happening here (Philly-suburbs for well over 20 years)

 

the low interest rates during COVID.  people are not selling b/c their rate will go up

 

flippers:  they fix and then double or triple the cost to sell.  i know in my area, the flippers know all the ins and outs of the market and always outbid 'normal' home buyers.  and they pay cash, so easy decision for seller. 

 

i blame HGTV, haha, kinda sort of....

 

the cost to manufacture new homes!  have you priced windows and building materials?? very expensive.  well that cost is passed to the buyer. 

 

all the weather events - building materials shipped there, less supply elsewhere. 

 

so, myriad of issues and i don't see any let up in the future.  

 

just like everything else:  when prices go up, they rarely come down.....

The housing market is crazy in most places but in our area of southeastern North Carolina, it has leveled off, a little bit at least.  It is hard for young people, who don't have very high paying jobs, to find a house.
