Help with Maine Vacation?

Dh and I are hoping to go to Maine in August. Which region should we visit? Wells(beaches), Portland(greater Portland and Casco Bay), Rockland(midcoast) or Bar Harbor(Downeast & Acadia)? We've never been before and would just like to sight see(lighthouses and....?), eat lobster and relax! Would also like recommendations for a hotel with an Ocean view! TIA
