Not any more than most areas, and a lot less than many.

Everything goes by location.  It is not one of the more desirable areas in the Orange County (think Newport Beach, Laguna, Tustin, etc) so it is not expensive by comparison.

South OC, is more desirable and more $. (The ones you mentioned, and a few more)
