Since they are two separate families....should they not get two separate cards....that is how i was taught...

i would do separate cards myself.  of course different cards!  if you don't want to include cindy's family for whatever reason, don't feel obligated to do so.

I've addressed the envelope as follows:

                  Mrs. Cindy Smith

               &The Jones Family

                  123 Any Street

I've known the grandmother for over 20 years.   (Love her!) 

We never exchanged Christmas cards until the granddaughter and husband moved in. 

Then the granddaugher started sending me family photo postcards.  (My grandchildren and her children play together all the time.)

So I started sending Christmas cards to them. 

I didn't want to just address it to the granddaughter and her family. I feel like the grandmother, who owns the home and I've known for so long, should be acknowledged first.

It's weird putting a card in the mail for the house right next door to you.  I always hide it behind other outgoing envelopes--so the mailman doesn't see!

@Lucky Charm If they live next for then I would just walk over to deliver or put in their mailbox.

I'd send two separate cards.  One to Mrs Smith and another one to The Jones Family.  If their name is not on the mailbox  The Jones Family, c/o Mrs Smith.  We have friends who have adult children with the and we send cards and invitations to both.

@Lucky Charm,  I would address it to only her and then inside the card, I would address everyone.

Her name and family...is how I do this...It covers everyone..good luck
