Does anyone live in one, bought one or thinking about one? I would like to hear pros and cons. I will be one my own soon and am thinking about these. what I see online is pretty nice.

I don't know if this is considered a manufactured house, but my parents bought a double wide for when they retired.  They put extras into it such as a real basement./foundation, not just placed on a slab.  It was a one level ranch (besides the basement) but I remember seeing the plans for all types of homes like cottages.  They also put a very large attached garage to it too.  It was a very, very nice house.

Limited knowledge here but previous poster has good advice.  Have a good foundation with a basement.

I'm under impression they are well built since constructed  is primarily inside where temperature and weather conditions not a concern.

 

I would go for added insulation - attic  - walls.

Go for best kitchen cabinets - providing you are allowed to up-grade.

Better for re-sale value

I see them out here.  Most owners are not in love, but there are other reasons.

 

Make sure about the grade of all prebuilt items.  Go as high as you can.

 

Rural zoning can be a issue.

 

Be very sure to budget for foundation, well, and electric.

 

I considered one as a in-law unit, but ran into zoning.

@wagirl  Many years ago, I toured a manufactured home factory.  I was really impressed at the workmanship and the fact that nothing is out in the elements while the homes were being built.  The homes are constructed in stages and then trucked into the homesite.  People quite often associate manufactured homes with mobile homes.  They are quite different.

 

The reason for my tour was that I worked at a vocational school where the construction students built homes to be auctioned off.  Those homes where built inside, just like the factory.

 

Where I live, which is not as rural as it once was, we are seeing quite a few manufactured homes being delivered to put on the foundations and they look lovely.  Most are two-story with basements.

 

If you can, look to see where there is a factory so that you can tour and ask all of your questions.

The next time that I hear salt and ice together, it better be in a margarita!

@wagirl  Also look into modular homes. The two are different and both have certain advantages. I don't live in either, so can't offer any first hand experience. Good luck in making your choice.

I want to buy a used well maintained manufactured home with a garage on a perimeter lot in a nice park with reasonable rent & I won't go over my budget so I'm still looking. There's a website, mobilehomeliving.org that has lots of great info about old & new homes, it also features owners who share pictures & tips. One of my brothers lives in a nice double wide; 3 bedroom with the master on one side and 2 bedrooms on the other side of the house, 2 full baths, a den with propane gas logs, and a separate laundry room.   Theirs was a special order, not just a lot model.  

 

My husbands sister lives in a custom order 2 story modular home, which is as nice as any stick built home.   The house also has a full access attic space for great storage.

Are you referring to "mobile homes" , "manufactured" or mdular homes.  My father purchased a "modular" home many years ago and you could not tell the difference between it and a house built on site.  The fact was it was built to building codes and transported to the lot. (Mobile and manufacturedr homes are built to HUD requirements not local codes.}  Years later he added on to it both an addition for his mother and also a garage by a traditional builder.  Just like as you would research any builder research the home manufacturer.

@kitcat51 @wagirl  We had a single wide @ the beach & I loved it.One bed/one bath at each end so they were larger rooms than sometimes you get with a three bedrm. Only time I had a walkin closet.

Our good friend ran a Fleetwood plant here in town & we toured.Like post said if you get a chance, tour one.Very impressive.

We have a lot of parks around here cause low income town & they are affordable to people.Like kitcat51 said thou lot rent is hard to find in a reasonable amt.

Wish we still had ours.Easy clean. Maintenance not high.Electricity reasonable.

We have been looking again at a closer beach and at 55+parks.Mobile home good price but lot rent! Hard to justify $500-600 a month rent not to live in full time.
