Don't lose the shower. Mostly anyone looking for a 3 bedroom house is moving a family. Families = children, and children = tubs.

We had to upgrade my mother's main bathroom. She wanted the tub out and first floor laundry. She lives in a ranch. I didn't know what they did until it was done, live in another state. They removed the tub and put a stackable washer dryer and a small vanity. They removed the huge linen closet and put a large shower. It works for my mother, but I doubt it enhance the house sale.

Strictly for resale purposes, I would not take the tub out. I have a tub in the guest bathroom but a shower in the master bath and it works out fine for us as neither one of us ever takes a bath. I haven't taken a bath once in the 15 yrs. we've lived in this house and I don't miss it. Strictly showers for us!

I haven't taken a tub bath in over 20 years!

When we built this house we put in a large walk-in shower in the master.

We have a fairly deep tub in the other bathroom, a small shower in the guest bath, and a powder room.

I think for resale value a tub is probably the safer choice.

I have seen ads for a tub that has a "door" cut into the side of the tub so it can be entered like a shower. Apparently it is still watertight for tub use also! Look into these on line... try looking at tub remakes for handicaped or for elderly.

The last house I sold didn't have a tub - it did have two beautiful oversized showers. The couple that bought the house said she didn't care about a tub. The showers sold her. She was pregnant.

I hate tubs. I couldn't wait to get rid of them

Google walk-in shower & tub combos..... there are quite a few choices that have a regular style bathtub. Cost more upfront, but might be your answer.

This would not work for most older people who have difficulty with a bathtub - the problem is not stepping over the side of the tub to get in and out - for the most part - the problem is having difficulty sitting down and standing back up once in the tub. I love to take baths but had a lot of difficulty with this until I searched and searched online for a tub seat and instead found a step stool I could put in the tub and sit down on to bathe - much easier to get up and down when you aren't all the way on the floor of the tub. however, we are thinking for safety sake I am going to have to give up bathing and we are planning to take out the tub and take down the wall between the tub & the shower stall and make it into one large shower with a seat built in. We have a shower with a built in seat and hand held shower in our camper and it works well for both of us.

A few years ago I remodeled two full size bathrooms & replaced both tubs with walk in showers .... the best thing I ever did .... I would not worry about resale issues ... do what is best for YOU & what YOU will enjoy the most .... the way I look at it, when the time comes to sell, if the potential buyer likes the house enough they will buy it and tweak it to their liking after they move in .... not all potential buyers have little children.

The suggestion I made about a walk-in tub/shower was to provide the OP with the shower she wanted, and the tub she felt might be necessary for re-sale. She didn't indicate that she wanted to soak in a tub. I understood her to say that she anticipates trouble stepping into the tub in order to shower.
