I'll always opt for hardwood floors and I think most buyers prefer them, but you might live in an area where they make less sense. It seems a shame to upgrade and then move but I've done a bit it in recent years and then kicked myself for not doing it sooner and having the opportunity to enjoy it for a while! You might want to ask a realtor in your area what seems to help market homes best. Good luck to you.

Still checking back and reading your kind, thoughtful, helpful replies. Taking all under consideration. You've given me a lot to think about. Process of elimination -- not replacing tile with tile, except in bathroom. Thank you!
