Lynne. we probably did price ourselves out of the neighborhood, but we aren't planning to move anytime soon. And, one of our children has expressed interest in moving into our home at some point in time.
We did our renovation in 2006 and I'd still positively want to do it again. I say, "hang ye" to the " you over-built" naysayers. ha ha.

If you like your current home, this sounds like a great idea. I'd like to think you could get a master bedroom, average bathroom and a mudroom for $60,000. When I watch some of those HGTV shows, the budgets aren't real big, but they usually are building up or finishing a basement so no new foundation work is needed.

Back in 2000/2001 we put in a main level addition in. It consists of a bathroom, bedroom and laundry room. We also had a deck put in off the laundry room. We also had the basement expanded. The addition is approx. 1500 sq feet. We have never regretted it and as we age we are so glad so much is on the main floor. The deck is small and it would be easy to put a ramp and car port there. We also had the doorways wheel chair accessible and the shower has a very low thresh hold. It cost us around $25,000 but that was in 2001 and DH did all the plumbing, heating and electrical. Look around and see what you would need to stay in your home for as long as possible if that is what you want. As I said we have never regretted it. DH designed it so there was no architect fee. We also put in another driveway making it easier to get in the house that way. Really, really think about what you want. And don't forget lots of electrical outlets.

Architect first or local authorities??? Why not find out what you might have to do legally to expand your home before you start paying the architect? I know when my neighbors wanted to expand their home, the plans the architect first drew for them did not meet town requirements and were rejected.
You'd hope if you're using a local architect that s/he would know square foot requirements, etc. but not necessarily. I'd start with info from my local building department and then start pricing with an architect.

It would be a bit more if you have to have things done like tree removal etc. done. Large tree removal could run $1000. Small tree removal is around $200.
We just had a maple tree removed because it was
destroying our deck and basement wall...
It cost just over $3000.00 to have it removed
My next door neighbor had 2 oak trees removed and
the remaining trees trimmed... $7000.00...

Lynneuk, if I were to do that construction on my home in Sn. California, my property tax would increase. Have you looked into that possibility in your state?

Wow your addition looks to be quite an undertaking! I would move and find a house with the bells and whistles. So you have to do a little work into it, everyone wants to make their house a home, right? Often when additions are added they look just like that...an add on. Not something the next prospective buyer wants to encounter.
