My this is an expensive home improvement! We have lived in our home for 25 years..and replacing the old windows has been on my “to do “ list for a long time. I just did not realize the expense for a good quality windows. We are replacing 12 windows.

@SeaMaiden ~ It sure is expensive, especially when choosing a high end window. We had to replace 18, and did the 1st floor one year, and the 2nd floor the following year. Quite a few were double size windows, guess they're called picture windows? Anyway, a lot of $$

I feel your pain. We desperately need new windows for our house built in 1978. The estimates to get approved hurricane windows is astronimical.

We did 12 new windows in our home a few years ago. We chose to split it in half over the course of two years, to help handle the cost.
A couple of things I will mention for your consideration based on our experiences.
We were careful not to buy better windows than the house warranted. Some homes are in markets or are in and of themselves such high quality homes, they necessitate the very best. Our home is not that. We did not buy the lower end windows, but an upper mid grade that is more than sufficient for the time we will be here, and keeping in mind the market in which we live for resale. I couldn't see putting Cadillac windows in a Chevy house.
The company we dealt with does a promotion in the winter. If you contract with them during the winter, they will reduce the cost by up to 25%. You can wait till the warm weather to have them installed if you wish, but just for committing to the job in the dead of winter we saved a bunch. Check to see if they have seasonal discounts.
Take as many quotes as you can get, and be sure to compare apples to apples. Understand the various features and be sure to compare prices of like windows.

We replaced 20 windows (14 upstairs and 6 in our basement) about 2 years ago. Some of the factors that added to our costs were:
Our windows have a lifetime warranty that transfers to the buyer if we sell our house. We replaced the basement windows first, to see how well the company lived up to their reputation (and because we had a window that wouldn’t close properly). They were great, so we continued with the rest of the house. We’ve been very happy with our windows. Good luck with yours!

We just got an estimate for our two story house for 26 windows. Several of our windows are almost floor to ceiling in height. The estimate was over $24,000.00 for the cost of the windows and the installation. I thought my husband and I were going to have to give each other CPR.

We replaced our windows three years ago. I wish we had not waited so long to get new windows for our 40 year old house. Yes it is expensive, but our house feels " tighter" now...much less dust blowing in...and our utility bills have gone down. An investment you won't regret. Don't cheap it out, however. The very most expensive ones aren't necessary either; several contractors told me the "namebrand" ones you see advertised all the time on tv and in the mail are way overpriced. We went through Costco to get ours.

Window World is a franchise and the window are guaranteed for life.
Might want to check their website and see if have a "store" close to your location.
My entire house of 12 windows was a little over $3.000.
I put glass block windows in the basement, I like the safety aspect of those just incase you do have a basement.

I just had 11 windows replaced a month ago.
My home was also 25 years old and the builder put in cheap windows from a manufacturer that went out of business.
Metal window frames are expensive to remove, that was the bulk of the cost as they have to factor in the labor for that.
However, it was money well spent and I think they will pay for themselves very quickly. My home has not gotten above 71 even when it's been close to 100 outside. The noise reduction is my favorite feature.
I'm told you can't see inside at night, but I haven't been out after dark to test it yet.
I'm glad I spent the money.
