My godson (my sister's son) just bought a condo and I want to get him a housewarming gift. I don't have alot of money to spend but would like to get something special. Any ideas would be appreciated.

Does he have basic tools...hammer, level, Phillips head and slot head screwdrivers, and pliers?

How about a gift card to a hardware store, or something like Lowe's or Home Depot, or whatever is in your area? Every new homeowner finds repairs or improvements that need to be made, I bet he could put it to good use.

Maybe a gift card to Bed Bath and Beyond where he could pick up some cooking gadgets or bath towels, something along that effect. If this is his first place he will probably need several things. You could make up a little gift basket with dish towels, pot holders, spices or even a gift card to a grocery store so he can stock up his fridge a little. He is probably tight on money after making a big purchase.

I vote for a basic tool kit...it he does not have them. I got a set when I first moved.it has been the best gift....I use it often.

Love the suggestion for a gift card. He will need soooo many things, and hard to know if it is tools or necessities for day to day? Can his mom help you with ideas?

All the above ideas are great. Usually people getting their first home need so many practical things, and usually have a lot less money than they are used to because of their recent purchase.
It sounds to me like you might be looking for ideas for something more special as well. Since you are so closely related, I'd suggest a family heirloom of some type, if you have such. It doesn't have to be worth a lot of money, and is a little harder because it sounds from your post, like he is single. I would look for something that might have meaning to him that you already own and would like to keep in the family and pass on. It could be a family Bible, a piece of furniture that has come down through the family, an album you put together of his ancestors and relatives, that explain who each is and how they are related done up in a really nice album or scrapbook.
When there is a girl involved (and some guys as well), it might be the time to pass on grandma's tea set, mixing bows, or the rolling pin that they remember using to help bake cookies. A recipe file of all the family favorite old recipes in your own handwriting would be nice presented in a special fancy recipe box.
