How realistic do you think the "rehab' costs are for different shows on HGTV?

I love watching HGTV - including the shows which feature extensive rehab projects as seen on Love it or List it and the Property brothers etc. I have been saving for some work on my house and always wonder how much I would need for the items on my wish list. I see the major projects on HGTV and wonder if the budgets are realistic - i.e. does 40K - or whatever - really allow some of the major makeovers that are so awesome. I'm not savvy on how a contractor and/or decorator comes up with their estimates and how much does - lets say 25 K actually "get' these days? BTW - I'm in a 2 story townhome in a condo community.
