@scraphappy wrote:We want to remodel a small, secondary bathroom. It's all builder original....white square tile on floor and in shower, cheap vanity, etc.. It's 9 foot by 5 foot. The estimate I just received was for $8000. That doesn't include tile, tub, faucet, light fixtures, trim for can light, mirror, exhaust and paint. It does include $800 for vanity & install of, and $650 for granite countertop & install. I know prices differe from area to area but just would like some input. Do you think it's too high?
TIA
@ScrapHappy I was told it would be $32,000 for two bathrooms and one month for each, and the bathrooms are not huge.

So many variables here. Getting new subflooring? Replacing leaking pipes? The plumbing alone is costly. Labor is expensive and using high end materials as well.

$8000 should be enough to include all you said was not included. Just what are they doing for the roughly$6500? Maybe if all of the plumbing and electric and drywall needs replacing but a small bathroom could easily be renovated completely for the price quoted.

That is high, look around for different contractors, lumber stores have lists of contractors you can use, call all of them and get an estimate to cost compare. One important thing I learned after my bathroom was remodeled was I choose the wrong type of paint. When we showered the water would drip down the walls terribly, I had them re-painted with Benjamin Moore Aura Bath/Spa paint and no more drips anywhere, pricey but so worth it. Good luck with your project.

That was for the labor.

I think the prices are normal, n yes it differs from place to place plus your requirement. You are installing shower, but if you replace it with walk in bath tub like walkinbathtubor.com, the prices will again fluctuate. Bathroom renovations can be costly and messy, depending on the scope of the renovation. The popularity of walk-in tub systems has risen due to their cost and convenience. So you can also prefer that, as it is one time investment and directly impact on a home's resale value.

This is definitely NOT. A high estimate for the NYC tristate area.

I have a neighbor who is a very successful contractor. He bids jobs high he does not want. Sometimes he just does not care for the people or feels the job will take too long or be too much of a hassle. He was laughing that it does not always work. He sometimes still gets the job.

It seems high to me considering what isn't included but there are a lot of things that can affect price. I know we were told that in an old house like ours, you never know what issues you might find once remodeling begins which is why you have to be prepared for anything.
We spent about $12K on remodeling our baths several years ago. The half bath got new flooring, toilet, electrical, light fixtures, mirrors, vanity and fixtures, drywall, and paint. The full bath got all that plus new shower tile, and they removed the upper half of a wall between the toilet and vanity which really opened up the space because it is not a big room. Our tub was in great shape so we didn't replace it. I liked the fact that one company did everything, yet I could select my products from vendors on their list. It made it easier and saved me time which is worth it IMO. I upgraded the cabinetry and tile accents which added to the cost, but I really love the way our baths look now.
