If you do a google search on how effective open houses are, they say not very much. Less than 5% sell like this... Good luck!

The last time I went to an Open House was with my sister about 4 months ago, and I was amazed at how many people were there and kids running all over and the Realtor just stood in the kitchen passing out pamphlets. I can't imagine that the house sold from that Open House!!!!!!

We've sold three ... never had an open house. Two sold quickly - third took a couple of months.

A bit off-topic, but my son's been house hunting for several months now - has gone to many open houses til he found a realtor he wanted to work exclusively with. Shocking how many folks don't bother making their beds, pick up toys, many even have filthy light fixtures, windows, etc. Shame on the realtors for not getting their earlier to do it themselves if the sellers won't.

Makes you wonder if they - the sellers AND the realtors - REALLY want to sell that house!
