I need some advice please about a contractor that my husband and I have hired! I can't even sleep I'm worrying so much about this! I will make this short as possible then can answer any questions if anyone has one and can give me advice! We hire a contractor on May 22 of this year! We are having a patio,retaining wall, fireplace built by our basement. It's a pretty big and expensive job. Anyway it's a local guy seems professional and knowledgable and brought a contract that we signed. We paid 40 %down! Does that seem like to much? It does to me! Anyway, he is dragging his feet on this job and I mean dragging! In all fairness because of an A/C we had to move and other issues we probably held it up about 2 weeks maybe a little more! But, he has had 1 guy out here not even everyday for maybe a few hours at a time laying the cinder blocks and rebar and then we will have that filled with cement and rocked. So at this point the cinder block part is maybe 50% done. We are meeting him tomorrow to pick out our stacked rock and he called this evening and now wants another draw which would make it 3/4 of the job we would have already paid for! He isn't supposed to collect that till the actual rock work begins! But, I've been researching this some more and a lot of what I read is contractors should only get 10% down. Even if he was doing everything in a timely matter and was done with the cinder block wall I still don't think we should pay him more till the rock part is done because still quite a bit to do after that! But, with his slow and unpredictable work habits were not paying him another dime till I see a lot more work done and in a timely matter! So when we meet later today I will tell him so and ask that another contract be written up that states we will pay X amount of dollars when the rock work is done because to me he's already broke the contract by asking for more money before he finishes what is stated on the contract that he is suppose to! I hate dealing with contractors and in all future projects cause we have lots we will only pay 10% down. It seemed somewhat reasonable in the beginning but now with him making excuses for why he's not here everyday and asking for more money am highly concerned!! I think I have reason to be! So do you agree that we shouldn't pay anymore till we're shown this job is moving forward and I actually see more work done? Believe me with what we already paid he had enough for the materials he has already bought and then some. TIA for your replies I'm just a nervous wreck about this!!!
