Beware of buyers who leave notes wanting to purchase home. DS has this happen to him. Being in two bedroom home with two small children, after two notes left they investigated. Older couple through realtor indicated they wanted home in this area to be near parents and sister who lived on street. They made offer on home as is with exception of code violations. Since Spouse‘s mother a realtor, they decided timing could work and started their search for a home. Homes snapped up before being able to see. Meanwhile the buyers of their home started all kinds of demands, for example, multiple roof inspections and when that turned up nothing, demand that they go to insurance and get new roof. And so on. Delays in counters were lengthy so after about three weeks DS said we are done and going to put on market. Meanwhile they have contract on a home. These original buyers playing game of squeezing seller to „steal“ home. They are living in home of relatives who us in military - no pressure there.
The whole experience showing how ruthless people can be. No shame. Their realtor dropped them but damage done. With two lesser experienced realtors involved, it went on way too long, in my opinion.

I'm not sure I followed your story as written however, it did remind me of another thing that every time I see it makes me wonder if it's some sort of scam and that is signs nailed to trees or poles, usually at intersections with handwritten words "will buy your home for cash" and a phone number.

If a property is in demand, there is no need to take the first offer.  Staying in the seat of power and not sharing details that create vulnerability are key.

 

We get solicitations sometimes.  Since I'm not in the market to sell they go in the trash.  Real estate games can be ruthless.  I watch our future options, so as to not get boxed into a corner.  A few years in the mortgage business taught me that.

I believe those signs are investors looking to flip homes , usually ones not „nice“ enough shape to be on market or looking for sellers not wanting hassle of selling process.

Story was hard to follow but wasn't a lawyer involved?  I would never enter into a contract to sell a house without an attorney.

It might not have been the buyers' demands but the lender's.  This happened when we were selling my Mom's house.  We finally said forget it after awhile - "as is" or nothing.

The buyer even requested doing work on the house himself - like painting.  My Mom's lawyer said no way.  

We often receive post cards in the mail from local realtors looking to buy our house.  Never personal notes from buyers.  

Not sure how buyers could "steal" the house.

We get one ad after another to buy our home.  And we are not even selling.  One guy was taking pictures of our neighborhood and a few days later I got a picture of my property offering to buy it.  Yeah right. My house, I am staying.  One scam every day.
