Trying to sell our house - I'm going crazy

I'm sitting alone in my home in the middle of a snowstorm, my driveway has 10" of snow and my husband is working in another state and living there in our "new" home. Well, I'm here waiting for our house to sell and I'm going crazy. Home values are in the tank in this area but we can't afford to just let it go. My husband took a new job, we bought a house, and now we have to sell our house. Realtors said it was a terrible idea to sell a vacant house so we decided I would stay back...well that was October and here I am. We are just getting ready to list it because we had alot of work to do - all those projects we put on the back burner for 20 years and we met with 2 realtors who gave us a list of things to do before we listed it. My husband is trying to get home on the week-ends to do the work but that's not been easy. It's really getting out of control-it's an old farmhouse, not a new modern home but it is very nice inside and I'm so sick of hearing the Realtors HGTV junk - well, there are no granite countertops, no tile bathroom, the color of the carpet.... We met with 2 realtors who are $25,000 apart in their recommended list price. One says price is based strictly on square footage comps (no consideration for condition or amenities) and the other doesn't really have a mathematical basis but showed us comps and based it on that. What's up with that? And these are both reputable realtors associated with large real estate brokerers. I'm ready to scream.....I just want to get the heck out of here and move with my husband without losing our shirts. Any insight into selling a home, recommendations or your experiences would be helpful.
