Streamline Loan

Has anyone refinanced their mortgage to a Streamline Loan. It's a variation on the loan modification. Today I got a call from my lender, Chase, and I agreed to lower the interest on my mortgage from 6% to 5-3/8% - reducing my monthly payment by $215/month. I could have gotten a 5% rate - but Chase will pay my closing costs - so I don't have any out-of-pocket expense. I'm always cautious & wonder if you have experience with this.
