After re-reading your OP, I think you are interested in selling, especially if the price is right. Nothing wrong with that! We've done exactly that and no regrets! (Again, don't forget about capital gains though--it can be HUGE.)

If you're being solicited once or twice a day, I'm sure many of the realtors are advertising because they sold right in your area. That right there gives you an idea. And if you're already getting a dozen a week, what's a few more for the recycle bin?!
