Need some real estate advice please!!

Need some help. My home has been on the market (off and on) for almost 3 years. We have gone thru 4 different real estate agents and still have not sold it. We did get one offer a few yrs ago, which we declined and now our asking price is way below that.

There is nothing major wrong with my house. It does need to have the carpeting replaced, but that should not be a deal breaker. I have 4 bedrooms, and 3 1/2 baths. Its a very nice house. We keep reducing the price and still nothing.

Now I have to find yet another agent to list with after the holidays are over.

I want this to person to be able to finally sell our house!! How do I go about finding someone who is a top seller? I think that is part of my problem, the agents that I have used were not the greatest. I have used Prudential-Fox, Weichert, KellerWilliams and Remax.

I am living with my ex husband right now, and need the income from the sale so that I can buy myself a new place.

Please help!
