In our area the term repair\ replacement is used.  If one pays for that complete coverage, individuals can be made whole if bad circumstances come around.  Example: instead of working with damaged sofa after fire, individual can purchase similar quality new sofa.  They don't found how old the sofa is.  Hope this helps clarify.

Yes, I understand what you are saying. But roof replacement is different. In other words an old roof cannot be replaced with a new roof of equal cash value. New roofs cost way more and there isn't 'similar quality' equal to that of an old roof. Building codes have to be followed.

 

A roof depreciates 5% per year. My old roof was 16yo. Do the math.

I'm just glad my roof and my daughter's roof were replaced with no depreciation charges and her roof was baaaad.  Mine was going to need replacing in a couple of years.  

Insurance covered it all except for the usual small deductible.

have had roof replaced 2 times because of hail during our 24 years living here      1 time it included the gutters and downspouts on 1 side of house

You are very fortunate that your insurance paid for your repairs; we have hail storms every spring but never could get a dime from our insurance until last year after we canceled our "good neighbor" insurance and went with USAA.
