New siding, and a complete repaint on the inside. Oh, and new eaves too.
ETA: Oh great! Now that I've read more of this thread, I'm reminded of all the OTHER things my house needs that I didn't think of. Thanks a lot, girls!

New energy efficient windows.
Re-do the walk in closet and the master bath. Right now, the closet and adjacent laundry room have 3 windows and the bath has none. I would flip them around, get a large re-furbished clawfoot tub and a walk in shower with steam.

We just did the walk in closet. It makes such a big difference. I even had room for a small island with drawers. I can keep all my jewelry in there too.

I'd spend it throughout the whole house. I'd update my 2 full bathrooms,(just had downstairs powder room updated) have the interior of the entire house painted, have high end laminate or the tiles that look like wood put in everywhere but the bathrooms, new appliances for the kitchen, new cabinets for the kitchen. & I'd have my basement finished so that when I rent my townhouse out, whenever that might be, I could charge more since I'd have more bedrooms & bathrooms. I'd also add a nice deck to my backyard.

I'd put it towards a new beautiful ranch style home but if I had to use it on this house? I'd add a big mud room behind our garage so that everyone stops there on the way into the house and leaves all their "stuff" there.
I'd want room in there for the washer and dryer and my upright freezer. A big bank of cabinets and a counter top with a charging station for every ones cell phones and laptops. My husband has huge bags for work full of computers etc. Keep it all out there!
Winters are long and harsh here so lots of room for big down coats, snow boats etc.

I would love granite countertops and hardwood floors. Solar panels would be the first thing we would add, I hear your power bill drops to about $30 a month could you imagine.
