We've done the major projects, in the following order, and this is what I think is best: bathrooms, kitchen, utility room.

Our last project was a want, not a need, and it was a new patio with an outdoor grilling area.

$50,000 doesn't go far in So. CA. So if anything was left, I'd have a storage cabinet installed in the kitchen area and maybe another smaller cabinet.

Or in other parts of CA, either. I've been so surprised, in my recent travels, at the prices on big, new homes, that cost less than a few of our past remodeling projects.

$50,000 doesn't go far at all anymore! We completely gutted kitchen, new custom cabinets, granite, tile and fixtures. Three baths, new tile roof, windows, furnace, AC, wood floor and carpet, oh and entire outside painted, and inside, and all new chair rail, and crown moldings...phew.....several years and many $ but lovely for us. We paid off house first prior to beginning all the changes! Which helped.

15 years ago it would have been a pool, now a family room/sun room. I would take the wall out and make once huge bedroom suite.

About $12,000 would go for new windows, with the rest going toward redoing my garage floor and having the rest of my exterior eves/overhang covered in vinyl, plus new screens and paint for my screened-in patio.

If you had $50,000 to improve your home where would you spend it ?

Haven't heard back from our Home Insurance Adjuster who was here a week ago to look at the hail and high wind damage to our home. I don't think it will be $50,000, but whatever it is will be spent to fix everything on the outside of the home that was damaged.

Now my sister lives about 3 miles North West of our home and has a 10 acre plot of land. She currently has 3 horses along with 3 barns/a huge indoor riding ring and it is all fenced in property. Just last year she had all of the barns and her home done with some type of vinyl or other type of siding. The roof on ever building is damaged as it her siding on all of them. Even her fence, that is also some type of vinyl, has dents in it like someone fired small canon balls at all the fencing. Now it would not surprise me if her damage is over $100,000 to fix everything.

If we had the 50 grand to blow and no damage? Probably think about putting up a fully enclose dog run on our property. Since my wife is fostering boxers on a fairly regular basis, it would be good to have a fully enclosed "dog run" for them to chase after things when we play with them. Our yard(over an acre)is not enclosed or fenced and no way will we let any dog run loose even though we have a whole lot of room.

I'd redo my basement and add a 1/2 bath w/shower.

1) hardwoods throughout, probably cherry- OR

2) finish basement to have a designated laundry room, exercise area, and bath- OR

3) custom deck with vinyl decking and multi levels with SHADE and a canopy over front porch
