I'm Moving - Need Your Best Advice on Buying / Selling

I've been in my first (and current) house for 17 years and am finally moving. The neighborhood is now full of renters, a half-pipe skateboarding ramp 25 ft away, vacant houses, etc. My house is in fair condition.

I'd like to move to a safer, quieter neighborhood, into a nicer house (not hard to do if you saw this place). What is your best advice for buying / selling. My real estate agent who sold me the house is coming over in about 3 weeks to look at it and list it. I pray I can get a decent price for it.
