I NEED HELP ON SOMETHING

I've posted this under electronics but only got a couple of replies. I don't know if any of you or anyone you know is familiar with cell towers. But AT&T wants to rent 150 ft. to put a cell tower on land my sister and I own (from my parents farm land). Do any of you know what the going rate per month would be? They have offered $500 per month at first and then when we turned them down - they turned around and offered $750 a month(for five years plus 3% per year) and possible for another 20 years. Can anyone help me? Thank you.
