How long has your house been on the market?  Has you agent given you a list of comparable homes in your immediate area and what they sold for? Buyers have been schooled by the shows on HGTV to expect totally updated homes with open concept. They all seem to want stainless steel appliances. And they want all of this for less than the asking price. IF your home sits on the market for months it will become "stale". Buyers can see how long it has been on the market by looking at Zillow and you will get lower offers. That said the market should pick up in the spring. Maybe think about pulling it off the market and relisting it in a couple of months. Good luck.

P.S. Your house sounds like what I would want in a home.

I think this is good advice depending on how long it has been on the. Market. If you can afford it maybe take it off the market until April. The weather will also be better.

We need a one story home and need to sell our two story house...but have not been able to find a one story. It really makes me mad when a realtor is told exactly what we are wanting but still signs us up to see two story homes...that’s a dealbreaker...why waste everyone’s time? Best of luck selling!

Re: House selling rant - UPDATE post

When we sold our last house, a couple that had seen it twice showed up - with their realtor - unannounced on Christmas Day - just as we (and visiting family) were sitting down to dinner.  The realtor asked us to leave.  I said we would not leave, but continue our dinner.

We sold the house to another buyer.

From what others who are selling homes are have recently sold a home-- this does NOT surprise me at all.

Shame people are so rude and entitled.

DH, our children and I moved fairly frequently.   Sometimes we moved because my husband was transferred by his company, other times we were moving up to better homes.  We are in our 8th house, that is not counting rentals.  I thought I understood how buying and selling houses works until I became a broker!

The silly reasons people didn't like houses shocked me.  Mostly they were easy cosmetic repairs such as painting!  I spent hours and hours researching the market, then drove around to show the buyers what I found.    Although, I was able to sell some houses in my short career, it was not worth the aggravation.   I quit!

This made me laugh out loud!  I am going to share with a woman in a volunteer group I am a part of.  She was a Realtor for several years and found that people became "more impossible" to work with.....

as you mention rule out houses for ridiculous reasons like paint colors, carpet, curtains, etc.

Her breaking point was after she spent countless hours showing homes to a couple for months she finally found them the "perfect home" everything on their lists -including a backyard patio that faced the correct direction for morning yoga .......and the buyers wanted put in an incredibly low ball offer.  When she tells this story it brings tears to your eyes laughing so hard.

She is now a reading specialist/ teacher's assistant until she goes into full retirement.  (she loves it)

Oh my gosh, it's funny you mention this!

My realtor was an older, Italian, lady who believed in that.  She said bury a St. Joseph statue upside down in a certain place.  I felt uncomfortable and thought it was like voodoo!

But time dragged on, and we had signed a contract for a new house and were on a clock.  I admit it - I capitulated and bought one and my husband buried it.

We had a buyer in a few days.  After MONTHS of showings, positive feedback on our house, etc.

I'll never know, but.......................
