I know if it were me and I had a list of don't want deal breakers I wouldn't even bother looking at the house.

 

 


In my opinion the house just didn’t connect with them end they were just using those as a excuse. If it had been the right house those things probably would not of mattered. Most people would love hardwood.

@Abrowneyegirl  Your home has what I would be looking for If I could only afford to buy one. The brick, hardwood floors, plantations shutters etc. My sister and her hubby by and sell homes very fast on there own. I guess because Arizona is a Buyers Market. Crossing my fingers you find a Lucky buyer soon Woman Happy

Thank you for the kind words.  

I always say to each their own.  I really do not like residential SS applicances , while that is what most want.  You can not please everyone.  (side note- we bought a house we SS appliances.  Not a deal breaker for me).

The snow, ice storms and sub-zero temps make it hard to sell a house.

I sold my last home to a woman who was with her realtor who sat in front of the house and called to ask if they could see it.  I refused to leave with 30 seconds notice.  I puttered in the kitchen while they looked.

Just for fun-

I did say to DH the other day the next time a buyer says something about SS appliances I am going to look to have the appliances at the new house (SS) swapped out for the appliances at this house (floating black glass).  The black glass is much more pretty and expensive.  LOL

I bought a beautiful brand new three story townhouse a few years before the housing crash.  I loved it.  Then RA hit and I couldn’t get to my bedroom on the second floor.  I had to sell it.  I made a nice profit on it which I put into the next house I bought which was a pretty little ranch house in a senior neighborhood down the shore.  It was a fixer upper and I put almost $20,000 extra into it.  The couple who had lived there had both been sick for a while, both died, and their kids didn’t want to put any money into it.

 

my sister lived with me at the time.  It was down the shore where most of my girls lived at the time.  I thought it would be my last house, since I had retired.

 

unfortunately, for reasons I won’t go into, it became a financial burden and my nest egg was disappearing fast.  I realized I couldn’t keep it and had to put it on the market right at the time of the housing crash.  Many of the homes in that neighborhood were for sale at the same time.

 

several months went by, my sister moved back north and two of my girls did as well.  And no houses were selling.  I finally moved out also to live with one of my daughters temporarily.

 

i received a call from the realtor one day that she had buyers, but they wanted a huge discount on what by then had been a beautifully upgraded  house.  They also wanted a completely new heating and air conditioning system.  She recommended I take their offer.  I said no, as it would have left me with no money at all.  She was not happy, in fact she was livid.

 

then i received a letter from these folks with demands from their attorney.  I said no again.  He called a few days later and again warned me I was going to lose these buyers.  I then told him, very calmly, that I had been a legal secretary for years and, in fact had married an attorney, that I knew what he was doing, that there were other nice homes for sale in that neighborhood and they should buy one of them.  He laughed and suddenly became very friendly.

 

the next day his clients signed the contract.  They had fallen in love with the house. I didn’t make anywhere near what I had put into that house, but I did come out with some money.

 

sorry this was so long, but there was no other way to tell it.

How long has your house been on the market?  Has you agent given you a list of comparable homes in your immediate area and what they sold for? Buyers have been schooled by the shows on HGTV to expect totally updated homes with open concept. They all seem to want stainless steel appliances. And they want all of this for less than the asking price. IF your home sits on the market for months it will become "stale". Buyers can see how long it has been on the market by looking at Zillow and you will get lower offers. That said the market should pick up in the spring. Maybe think about pulling it off the market and relisting it in a couple of months. Good luck.

P.S. Your house sounds like what I would want in a home.

Simple fact.  When the price reflects what potential buyers want to pay then you will start getting offers. The public sets the price. What you or your friend down the road thinks your house is worth does not matter to potential buyers. Don't know what you DOM has been.  Talk it over with your realtor. Is it time for a price adjustment?

Our friends (who live 5 miles from us) just sold their house this past summer 28 showings -

19 people complained about the price.  4 people offered almost $80,000 less than the asking price.  !!!

We were bracing ourselves for the worst......
