Last week I called my carpet cleaner, who does a great job. I've been using him for over 6 years. He used to charge me $45/room and $45 for my hallway upstairs. He told me that he raised his price to $50/room and $50/hallway. He uses non-toxic products and the carpet dries in 7 hours.  I have 4 bedrooms and 1 hallway - $250. My whole downstairs is tiled - so he's only doing 1/2 my house. I live in southern California - which is more expensive than other states.

How much are u paying per room/hallway??? I think $50 is a little high.

Interestingly, the Stanleysteemer guys just an hour ago.  My carpets look so good!  They'll even better when they dry.  We're in a large 2 bedroom condo.  With the t halls and the big dining area; he counted it as 5 rooms.  I had cleaning, deodorizing, stain repellant.  The total charge was $440.   Two years ago, we were in 3 bedroom condo that was just a little smaller and they charged us $375.  Once we had our carpets cleaned by a local guy and he charged some ridicukously low price.  I think $200.  You get what you pay for.  He did a terrible job.  It was a waste of $200.  That's when we went with the the big kahuna.

$440 -- what's the square footage of the carpet he cleaned???? How much per room?

When the carpet cleaner works for a company, they would need to charge more. But - my carpet cleaner works for himself - and should be cheaper. There are many carpet cleaners in my area that work for themselves - thinking I may change the next time I need my carpets cleaned.

When I had carpets I bought a Bissell and used it on a regular basis.  I also have a fifth wheel that we keep in Pismo CA.  Bought a yard sale Bissell and use it all the time there.  Once upon a time I used a service quarterly but it wasn't enough (kids and dogs).

       You're asking me acout square feet? LOL  I don't know.  But, yes the charge was based on the number of rooms and square feet, the guy uses an app to arrive at the price.  Yes, there are a lot of local companies and guys but I was burned once so I can't take that risk again.

A friend of mine has a professional carpet cleaning machine.  While I was in Denver visiting my daughter she cleaned some of my rugs (mainly my stairs and my TV room.

The carpet was very dirty and I thought for sure I'd just have to replace it because I can't get down and clean it due to my knees and terrible back.

Her machine did a good job but she'll need to go over it again.  She left the machine here.

I paid her $700 but that also included coming once a day to feed my cats and carry in my QVC packages.  I was gone for 5 1/2 days.

I thought it was worth every penny.  I don't think a professional would have taken the time to do as good of a job as she did.

The problem with my rugs (the whole house is carpeted) is that when it's wet it looks clean and then when it dries the spots show up.  It's very frustrating.

We had our carpets and tile floors steam cleaned when we put our house on the market in Feb. He charges us $250 for the whole job. The carpet was gorgeous and he got all the grout on the tile perfect. Money well spent - I like to have them done once a year. My house is 1500 sq ft.

I think your quote is about average.  Do you have a zerorez in your area?  You can do a quote online.  I got a quote for 800 sq ft, a hallway, and 16 stairs for $221.  That doesn't include pretreatment or anything else.

My 4 bedrooms (3 bedrooms are upstairs and 1 down), hallway and 1/2 bathroom are approx. 800 sq. ft. My stairs and most of the downstairs are tiled. $50/room - $50/hallway. $250.

@patbz

I had a carpet cleaning machine - too hard for me to use - so I gave it to my gardener. I have a small Bissell carpet cleaning maching in the garage - that just sits there.
