Ot/ Help! Renter Three Months Behind in Rental Payments!

My son's best friend, Jim, who recently lost his dad, his mom, and his dog, has a renter who hasn't paid her rent in three months! The home is in Richmond, Virginia. What can Jim do to evict her? She's a teacher and has all kinds of excuses, which Jim believes are lies. Any help would be much appreciated!!
