Hyper-pigmentation under eyes Help!

Ok here it goes I am 35 years old use clairasonic, algenist moisturizer,purity, and micro delivery for exfoliation. Under both of my eyes I have noticed little brown spots that will get darker if I go out in sun.The rest of my face I am satisfied with and would not change a thing how do I get rid of or lighten these things and where do I get it from.Thanks Beauties Oh they have been hangin around my face for a few yrs now.What has worked for you?
