I've lived in LV for almost 15 years now. Stay away from the city of North Las Vegas, their crime rate is bad and so are their finances. Also stay away from the northeast area of the LV valley terribly high crime rate. I won't even drive through it.

I live in Summerlin, on the far west side of the valley. Beautiful area. When we were looking for a home, we didn't care for Henderson at all. I have friends in Henderson and they love it, so everyone's different.

Have you spent any time here during the summer months? It's hotter than h e l l, so I hope you know what you're getting into.

I have to agree with Tyak. Summerlin is in a higher elevation than the rest of the city and so it is usually about 5 degrees cooler during the summer. That 5 degrees makes a difference. But, when it snows in Las Vegas it more often than not happens in Summerlin (and not Henderson)....although is still more of a dusting.

Also, because the elevation is higher, there is a gorgeous view of the city during the New Year's fireworks on the Las Vegas Strip each year. When I lived in an apartment while single it was on the West side and I got a beautiful view of the show. In Henderson, forget about it...you can't see anything.

More about Henderson. There's an old section (near Water St) and newer sections that are much nicer and not as far away from the Strip. I live in one of the newer sections. In fact Henderson has grown so much it's just incredible. Services are great. Police response very good and they still will go to an accident even if it's a fender bender. In Las Vegas the police department will not go to the scene of an accident unless there's an injury. This is a new law that does not pertain to the City of Henderson.

Also, Rachel you should try to find out which area pays the most in property taxes because it does vary. There is quite a large unincorporated section right in the heart of Las Vegas and their taxes are lower than what I pay in Henderson.

The Southwest quadrant of the city of Las Vegas has had a lot of crime moreso than Henderson. I think because there was not a lot of police presence when the economy collapsed plus a lot of foreclosed homes in that area with criminals stealing fixtures, etc. I know a man who was the last person left in his new community as everyone got foreclosed except him! He has a great job...makes a very good salary and lamented to me that he no longer had any neighbors plus fears of a break-in due to all the other houses getting broken into though they were empty. Perhaps by now, new people have revitalized that community.

If I think of anything else....I'll post again.

correction: the new Police policy in the City of Las Vegas not going to a fender bender is not from a law. It's a big mess with them and the Clark County Commissioners not giving them a bigger budget. Turns out the last time they were given more money it was not used to hire more police officers (as originally requested) but to give some of their cronies more money. There are many Sergeants now making over $200,000 a year who sit at a desk. They make much more money than the guys in the field risking their lives and a huge stink was made over it. Their retaliation? Not going to an accident during a fender bender. One day just recently there were 3 fender benders on the same street. It was on Eastern Avenue and not one single cop showed up to assist getting the cars out of the way of oncoming traffic. Also, no police reports to give to your insurance company is not good. But again, this does not happen in the City of Henderson.

Also, Henderson is very good about fixing pot holes....City of Las Vegas, not good. Summerlin is in Las Vegas and not a separate municipality but I have no idea about the services they receive from the police for response times to the home or public works to fix pot holes. Maybe Tyak can chime in on that.

Hi, I can't speak about my experience of living in Las Vegas as I live in Henderson and have for 25 years now. I live in the Green Valley section of Henderson which is "newer" section, although now 25 years old and there are certainly newer neighborhoods as building in still going on. I love our area, everything is close by and traffic is not nearly as bad as Las Vegas or the Summerlein section of LV, yet I am only about 15 minutes to the Strip and McCarran Airport. The city is basically divided in half, the dividers being the Strip. Henderson and certain parts of LV are the East side and a much busier and more populated West side. Like someone else said, I would avoid North LV, which is a city in itself.

When we were first looking to move and buy a home, we did check out the areas closer to the mountains as it is a few degrees cooler to the mountains. This was before they even built the Summerlein area. After seeing and occasionally experiencing all the traffic, we were always glad to be in Henderson and never regretted moving to where we are now.

Hope this helps and good luck on your decision!

The newer sections of Henderson have Anthem-Seven Hills which is further south and expensive.

edited for correction

My brother is retiring next year from the PD and he and my SIL researched the area due to the taxes being much less in Nevada than California. Though traffic is a bit more congested, they chose Summerlin to buy in and live. Its a beautiful community and its close enough to everything and the Red Rocks area. They both like the lifestyle it has with trails for walking, jogging, golf, and it is a bit cooler. They live in Palm Desert now so its much hotter there than Summerlin and the winters and evenings in NV are much nicer they think. You can google Summerlin and see if it appeals to you.

Another great place is Boulder City. Its about 20 miles east of LV and is one of a very few cities in NV that does not allow gambling. My brother looked at that too and they liked it. Its close to the lake as well. It was voted sixth best place to retire to at one time.
