House selling rant - UPDATE post

"Ranting lady" here again for an update 😃
Many posters from the previous thread asked for an update.
We continue to get last minute showing requests with the worst being 35 minutes.
We had several showings this week.
Feedback was:
1- buyer did not want a brick house
2- buyer did not like real hardwood floors, prefers vinyl planks
3- one buyer only wants SS appliances. We have black floating glass. (a very expensive special order)
4- one buyer hates plantation shutters, she cut the tour short when she walked in and saw them.
5- buyer wanted a very large laundry room and a separate mud room. (ours is large but is combined)

So no offers for us yet. At least no one has complained it is over priced and every comment notes the house shows "beautifully".
I am confident that the right buyer is just a day away.
My husband is growing impatient with process and the time it takes from our day. Some of the showings have lasted for hours.

Thanks for the update....I hope you sell soon.

We have listed 3 times - still here - one realtor brought a buyer to the house, which is two story, she has a handicap and did not want a two story home, why bring her to our house??? It was a huge waste of our time.

Everyone that looked at our house loved the inside, clean, well cared for, etc, etc.....we would/could not come down on the price. Wishing you good luck!!

Most of these would have been seen online, before bothering to view the house in person, right?

@AbrowneyegirlYou are way more tolerant of your agent's process than many sellers are, but I don't know your market so any advice I'd offer would be worth what most free advice is. I'm assuming you chose the agent on the basis of his/her success in selling in your location and your general price range; once that's true, I'm out of suggestions, but you and DH have my sympathy.

@Abrowneyegirl @I have a friend in the business and she says some people just like to tour homes and see what people have done inside to get ideas for their own homes...stinky isn’t it.

Reminds me of the show House Hunters.

The potential buyers will take a house of their list if they don't like the color of a bedroom.

I am sure you will find the right buyer. I grew up in the real estate business and it is a difficult one but there seems to be a buyer for every home if the price is right.

@dexIMO a good, professional realtor would not allow that to happen. Would be a waste of his/her time and the sellers. That's what open houses are for.

Oh boy, I hear you! We are in our 17th home so that means we have sold 16 Each sale we learned something new so here goes...

1. Have your agent put in your listing's notes that you only want already qualified buyers to have a showing.

2. Tell your agent to speak with the showing agent about what the features of your home has to offer, such as 2 story, handicap accessable, etc.

Some buyers just look at the price or the neighborhood and ask to see everything. Their agent Should help them narrow down the homes that have what they want but some agents just show everything hoping they will make an offer. I think the agents like to see what all is on the market so they don't mind waisting seller's and their time.

3. Request feedback! It sounds like you are getting that which is good but there's nothing more frustrating than getting ready for a showing and then waiting around for their opinion.

4. Are you buying another home? To all buyers who don't want to bring a lot to closing ask the seller to pay for all closing & prepaids. We are VA and always ask for this and have bought most of our homes with no money down.

5. Most realtors like to do open houses because it brings in buyers. I asked a long time agent we had how many homes he had sold on all his years of open houses and his answer was 1.

@Abrowneyegirl That's crazy, anyone who has seen the home on-line would have been able to see those features. Why waste your time.

And, ALL of those items is something that would attract me TO the home. I'm wondering if they are truly pre-qualified (you might have posted earlier regarding this), or 1) they just like looking at houses for ideas, 2) they are casing the joint for valuables, or 3) they can't afford the price and are just making up excuses on why they aren't interested.

I hope you have better luck and someone walks in and knows immediately that this is the house for them. That is what happened when I walked into my current home, I saw the kitchen and view, and said....we are not losing this house to someone else!

Good luck, and I'm sure that the buyer is right around the corner.

@Jackhound Mom I think open houses bring in new customers for the agent more often than a buyer for the home..I notice when there is an open house lots of people just stop in to take a look around and the realtor doesn’t follow them.Things can go missing that way so I would say no to the open house.

Our RA is a top seller and has been doing this for decades. She is very detailed oriented and saved us tens of thousands of dollars over many real estate transactions.

When local RAs came to view our listing everyone was impressed and expected the house to recieve multiple offers in the first week. (part of the reason my husband is frustrated)

I think the HORRIBLE weather here is not helping our cause.

We have sold a couple of houses in the last few years, and from our experiences this is exactly how it goes. Take it with a grain of salt, people always find something they don't like--that's why they didn't buy the house.

It take a very long time to sell the house. It's just the way it goes, and my sympathies go to you and lots of others trying to sell property. It has never been fun in my experience.

I'll add DO NOT disparage any looker. You never know who will buy the house. The last two houses we've bought were not exactly on our list, but we fell in love and bought one that day, and another after a few weeks. Both bigger and more expensive than we were looking for, but both we found were THE houses for us!

If a lot of people see the house, someone will buy it eventually. If there is no traffic, the house is cold and will take a LOT longer to sell. If people are looking, the agents are showing it.

Yes, our RA insists on pre-qualifactions before showings. This is the norm in our area for this price range.

Our RA knows many of the RA in the area she does calls before and after showings.

She collects feedback via the app and a personal phone call. We get feedback within 24 hours.

We already bought another home. We are the proud owners of 2 beautiful homes.

Correct in todays digital area, there is no need for open houses. The only RA who do open houses are those fishing for new clients. Our RA only does open houses if her clients insist and then they provide 'security' to keep the property safe from strangers wandering around the property.

When you have many showings and no offers, it is very likely the listing price . People ususally don't complain about price. They state other reasons.

I would take the "feedback" with a grain of salt. I don't think any of these are the reason the buyers didn't like the house. I just have to call BS on all of it. Unless these RAs are very new to the game, there is no reason any of them would have made the trip to view the house with these clients.

Ex. Plantation shutters can be removed. I just had them installed on all of my windows and my back door. Remove 4 Screws and razor the caulk and they are gone.
