I just brought my mail in, and I saw a mailing from the state dept. of taxion. As a confirmed nervous Nellie, I was sure it was not good news. To my relief it was a nice check for property tax relief because my school district complied with the property tax cap. It was tax relief in more ways than one. LOL.

Our new next door neighbor is very upset that his property tax bill is way higher than the previous owner. Well, first of all , the value of the home increased significantly since the height of the recession in 2010 when it was originally sold, & her taxes were based on the original assessment,also, previous owner was a full time resident who got homestead relief, but the current owners are snow birds. He called my DH to complain and when my DH explained this to him he was not very happy. Shouldn't his realtor have told him what his taxes would be? I thought that was a standard thing they do.

If I'm the buyer I certainly would 'ask' even if the Realtor didn't state it. And.......at the closing (depending on the time of year) the seller usually gets back some of the $ he has already paid for taxes for the upcoming year. Apparently your neighbor was asleep at the wheel during the transaction!

To be honest, I don't rely on a realtor for information like taxes, school districts etc.

If it's that important to me, I go right to the source for verification.

I rely on a realtor to find me a house and help me with negotiations.

Or to sell my house, if that's the case.

That's also why I pay for a home inspection when buying

I hope to get a break on my taxes this year, now that I'm 65.

I should know something in October

Congrats on your check!

@QVCkitty1

His bank dropped the ball OR he wasn't listening. We always checked for ourselves when buying property.

Have always been curious why FL doesn't re-evaluate every home annually or semi-annually? Seems like the State, schools, Fire and Police, etc., are loosing a lot of money by waiting to increase taxes on property until a sale goes through (often many decades later as in my sister and BIL's case).

ETA: I have no idea what neighbor's pay for taxes, insurance or anything else. We were raised not to be curious about other people's finances or personal affairs.

I haven't bought an already existing house since 1970s so I can't remember how they figured out the property tax for the closing. When you build a new home it is pretty cut & dried, because the price of the home has already been agreed upon and the assessment gets based on that amount. When we listed our house for sale both times we were asked to submit information like property taxes, utilities monthly and what we pay for insurance. Things like utilities and insurance are just to give the person a range of what they may pay, as those are not going to be the same depending on what you purchase ins. wise or your uses of utilities.
